A remarkable 25,000 Stock Condition Surveys completed since March 2023!

In March 2023, we started a new programme of Stock Condition Surveys (SCS), with the aim of surveying every property we manage by summer 2024, so we can get a full picture for our future programmes of works – what needs doing and when.

As of February 2024, our trusted contractor, Savills have now completed over 25,000* homes, meaning that now 75% of our housing stock has received a SCS in the past five years!

These surveys are part of our commitment to ensuring all our properties are maintained to a high standard and enable us to plan future investment and home improvement works.

Many of our customers will have had a survey undertaken to their home and the data gathered is playing a central role in helping us build our new 10-year Planned Improvement Investment programme, by ensuring that the data we have about our homes is up to date, so we can put our resources and investment in the right place.

Allowing access!

As these surveys are essential to enable us to keep your home to a good standard so therefore that we kindly ask that you allow access into your home for the survey. Without the survey you could miss out on improvement works and there is also a requirement in your tenancy to allow us to regularly survey your property.

Rules and prioritising home improvement works The agreed rules, mean we will work in geographic areas which have been identified as those most in need for home improvements - kitchens, bathrooms, electrical works, windows and doors, new boilers, roofs etc. – meaning that some homes will feature in the plan for one or more item.

We also now have enough information from the surveys for our 2024/25 Planned Improvement Programme. Later this year, we intend to publish the full plan and are currently working on ways we can make it easy for customers to access information about their home, including what works they are getting and when they are due.

The plan will be published alongside the rules, which are used to agreed how works are prioritised. Regrettably, with such a big programme of planned works it is inevitable that someone will be first, and someone will have to wait longer for their improvements and the rules are a way of managing this.

We will be coming back to tell you more as there is a real opportunity for customers to help us shape this.

Community Roadshows – a chance to have your say!

We will also be holding community roadshows, where customers can come and see the products we will be using. It will be an opportunity for Torus tenants to have their say and give their thoughts on the styles and colour schemes we offer, from front and rear doors to the kitchens, tiles, flooring, and worktops and bathrooms.
